03-28-2012Phase Six of the Facility Life Cycle – Construction

Probably the second most important aspect of construction, next to the actual construction, is the communication that occurs within the project team. Without communication, construction of a project would be nearly impossible. The contract documents stipulate minimum communication requirements, but much of what is communicated during construction, although necessary, has little to do with contract requirements and more with effective team work. Using communication tools and methods correctly and appropriately will minimize confusion and allow open dialog between all team members. At the end of this presentation, attendees will understand basic construction communications as stipulated in the Contract Documents; know the various types of oral and written communication used during construction; know the types of required communication in a construction contract; and understand the variety of tools and methods available to the Project team for construction communication.

01-25-2012PHASE FOUR – CONSTRUCTION DOCUMENTS

At its core, a BIM based methodology is built around two concepts. One is interoperability - the ability for systems to exchange information about a facility throughout its life cycle. The second and perhaps the greater challenge is collaboration - methods that project teams deploy to share information across organizational and discipline boundaries to the benefit for the project. In this session we will discuss the importance of standards for information exchange with a focus on the benefits of open standards and a lean towards life cycle issues. We’ll look at the efforts of the buildingSMART Alliance and the release of NBIMS 2.0. We will also talk about efforts underway within industry to embrace a collaborative model as the most effective way to address fragmentation. While BIM may be the catalyst, business process reform and vision is required to create meaningful change.

11-16-2011PHASE THREE - DESIGN (3D LASER SCANNING)

This month’s program will discuss the third phase of the Facility Life Cycle (Design) and the use of three-dimensional laser scanning technology. A 3D scanner is a device that analyzes a real-world object or environment to collect data on its shape and possibly its appearance (i.e. color). The collected data can then be used to construct digital three dimensional models. The purpose of a 3D scanner is to create a point cloud of geometric samples on the surface of the subject. These points can then be used to extrapolate the shape of the subject (a process called reconstruction). If color information is collected at each point, then the colors on the surface of the subject can also be determined. To introduce this fascinating technology, we have asked Ian Warner and Marty Rickett of JE Dunn Construction to be our program presenters this month.

10-27-2010Academy Boulevard Corridor Great Streets Plan

The Academy Boulevard Corridor Great Streets Plan is a multi-disciplinary stakeholder-based revitalization planning project sponsored by the City of Colorado Springs and focused on the six-mile segment of the corridor and its surrounding planning area extending between Drennan Road on the south and Maizeland Road on the north. The corridor was targeted for special attention by City Council in 2007 based in part on very high shopping center vacancy rates. Jurisdiction of the roadway also transferred from CDOT to the City in that same year. The City is presently engaged in creation of multi-modal transportation and land use vision plan for the corridor and is under contract with the consulting firm CH2MHill for the transportation plan. This presentation will focus on the project background, the process, big ideas generated to date and probable outcomes including funding and implementation steps. Carl Schueler is a Senior Planner with the City of Colorado Springs and currently resides with the City’s Land Use Review Division. He is currently the project manager for the Academy Boulevard Corridor Great Streets Plan and is also involved in a number of other activities including special financing districts, funding and governance options, major annexation issues, and coordination with entities including Colorado Springs Utilities and the military. Prior to joining the City in 2008, Carl was employed with El Paso County for 24 years, primarily in long range land use planning. Carl has a B.S. in Geography from Frostburg State University (MD) and a Masters of Regional Planning from the University of Michigan. He has been a member of the American Institute of Certified Planners (AICP) since 1987. He lives near downtown Colorado Springs with his wife and two daughters having moved here in 1983, originally to reside at the Olympic Training Center. He was a member of four Olympic Teams in the 50-kilometer Racewalk from 1980 to 1992.

09-29-2010Is the Architect Destined for Irrelevance?

As buildings continue to become more complex, intricate, and sophisticated, the need for skilled professionals with the knowledge and capability to make the many decisions to create a building that satisfies the needs of an owner will continue to be a significant part of the project delivery process well into the future. Unfortunately, architects will not be a major player in the coming years, and the profession does not seem to be noticing this slide. The architectural profession appears to believe aesthetic design and sustainability are more important than building sciences and technical design. Consequently, architects are abdicating knowledge of building sciences, and responsibility for the technical skills necessary to produce a design concept into an actual building. Schools of architecture have long since abandoned providing students with an education that includes anything other than design. Interestingly, student architects are shocked when they discover their licensing exam will test them on technical matters, a topic of which they are ill prepared to face. Then, they will begin their respective careers producing construction drawings, again a skill for which they have very little education. While BIM is being heralded as one of the greatest documentation tools, it will fundamentally change the profession of architecture forever by transferring the production of construction documentation to the constructors. In 2025, architects will only be designers and have very little to do with the technical aspects of a design. Unfortunately this will mean the need for architects will diminish in the coming years to such an extent that many schools of architecture will cease to exist because graduates will find very few available jobs.

Presentation will include: LEED rating system, LEED Fundamental/Enhanced Commissioning, differences between LEED version 2.2 and 3.0, and how LEED Commissioning ties into other LEED points.
Greg Risko serves as the team leader for Architectural Energy Corporation’s Commissioning team and Building Energy Evaluation Services team. He coordinates these teams’ efforts to ensure project quality and timeliness. His areas of expertise include new building commissioning, retro-commissioning, energy auditing, energy conservation measure analysis, system diagnostics and monitoring, and measurement and verification.
He also manages Architectural Energy Corporation’s participation in retrocommissioning projects for Pacific Gas and Electric, San Diego Gas & Electric, Southern California Edison, and Xcel Energy. He has conducted retrocommissioning studies of a wide variety of buildings ranging from high-rise office buildings to large hotel properties to industrial facilities. He recently completed a study for American Electric Power that evaluated chiller replacement options and other potential energy conservation measures for AEP’s corporate headquarters building in Columbus, Ohio. Matt Spidell, RLA and Suzanne Casagrande will be presenting LEED & Landscape Architecture. The presentation will include which LEED credits are related and supported by landscape architecture and how these credits impact LEED certification and the overall impact of project design. Key points will focus on landscape design, irrigation systems, permeable pavements, stormwater and green roofs. We will also discuss a handful of local projects and how landscape architects provided LEED support for each.
